What is the tax impact on the average home in Pelham?

     The quality of the school system in a town not only affects the students' education; there is also an enormous impact on the market property value and salability of homes in town. No one wants an increase in taxes, but no one wants decreased property values or an over-capacity problem that will worsen. This tax impact will start to decrease at the 3rd year and continue to decrease. For example:

For the average home in Pelham ($362,000) total per year tax increase would be estimated 1^st year $337; 2^nd year: $1002; 3^rd year: $796; 5^th year:  $725; 15^th year: $379 (these are estimates and assume passage of all 3 warrants).
